First of all, if you are looking for a job or already have a job, it will save you a lot of money if you choose a place close to work. Public transport in Australia can get very expensive.

Second, figure out what you can afford to pay per week. Unlike renting in the Philippines, rent here is usually collected either weekly or fortnightly.

Third, most units have two bedrooms so if you are on a budget, you might want to considering sharing a flat with someone. Just make sure it is someone you can trust and not the type to thrash the place because with property lease (or ‘rent’) contracts, either you or both of you are liable to pay for any property damage regardless of who caused the damage.

Finally, make sure you have proof of identification ready to fill in all the necessary paperwork. You need your passport, driver’s license, birth certificate (if you don’t have a driver’s license), bank account details and a Medicare card (an Australian government healthcare card if one is already issued to you). If you’re new to Australia, the real estate agent might ask for a reference letter stating you can afford the rent. The best thing to do is to find out from the real estate agent you’re dealing with about what documentation you need in order to rent a property.

Money-wise, have enough ready for the equivalent of four weeks bond, two weeks rent and $15 in lease preparation. Rent can range from $200 a week to $400 so it’s best to have at least $1,500 in your wallet.

Location-wise, ask your friends about the suburbs you’re thinking of moving into as they can give you the best tips on what suburbs are expensive to live in, those that are cheaper, and those that are close to amenities.
